Using AutoBREL gives developers and assessors access to a secure online dashboard where projects can be created, assigned, and tracked in real time. On-site personnel can log into the easy-to-use mobile app (available on the Apple App Store and Google Play) to capture geolocated images directly from the construction site.
Project managers decide who has access to each project, ensuring tight control and security. Once submitted, images can be reviewed, approved, or rejected with comments, guaranteeing the correct evidence is collected to meet compliance requirements. All photographs, reports, and project records are stored securely within the dashboard, providing a complete audit trail.
Why Photographic Evidence Matters Under Part L
Compliance begins before construction starts, with the developer’s signature on the as-built BREL report confirming that designs align with regulations. During construction, photographic evidence must be collected in line with Appendix B, covering key areas such as:
- Thermal continuity in foundations
- Quality of insulation in external walls
- Airtightness of the building fabric
- Correct installation and labelling of heating, ventilation, and other building services
At least one image is required for each unique construction detail, with close-ups added where further clarity is needed. These photographs are then submitted to the SAP Assessor, who reviews the evidence before completing the SAP Assessment and issuing the property’s Energy Performance Certificate (EPC).
